Every Item in FMG needs to be tracked as below:-

  • Date of Purchase / Production of the Item

If you maintain the material with serial number, then date of purchase or production can be tracked.

  • Date of Installation in the Flat / Office Location

If you maintain the equipment, then its possible to track the dates of installation on different flats over the period of time. Using IH08 or IE06 reports, for the given period, equipment movement can be tracked.

  • Date of Allocation to Employee  (directly or through flat)

Try the Partner function option in equipment master to mention the Person responsible or Allotted Persons to track the dates. For materials, based on the Reservation created for the material, GI can be done for the material. Free text can be used to mention the person to whom the material is being issued. Based on that, try for goods movement report to track the dates of allocation.

  • Warranty tracking per Item, if any

Warranty can be tracked by mentioning the warranty details in equipment master.

  • Repairs tracking per Item, if any

Repairs / Maintenance history can be tracked by creating equipment master & PM order against those equipments whenever requires.

Reports for decision & for reference

  • Period of use for individual item
    • Life Tracking – from date of purchase till date
    • Installation Period – from date of first installation till date
    • Usage Period – sum of various usage periods

You can use start up date to capture the first installation in the equipment master. You can have some additional fields / using Asset master details & assigning the asset master to equipment, purchase date can be arrived.

Usage period can be derived by having the valid from & valid to across different functional locations. Of course, you have to do extra calculation for summing up / getting the report results as per your format.

  • Period of allocation to the Employee per period
    • What all flats allocated till date period wise?
    • What all items allocated till date?
    • When the last time particular maintenance is carried out? E.g. When was the last time particular flat was painted?
    • Allotment Period – from date of allotment till date

Using either through partner function or GI, employee allocation can be tracked. By giving equipment number in IW39, list of maintenance activities can be arrived. By giving specific operation in IW49N or PM Order description in IW39, you can get the details regarding the specific job.

Many of your requirement can be mapped in EAM & reports can be custom developed. Also you can have look at Real Estate Management (REM) by having link with EAM, you can map these details. Explore REM module.
